Leavenworth sits along the western bank of the Missouri River and is deeply rooted in military history, with Fort Leavenworth established in 1827 and Leavenworth becoming the first incorporated city in the Kansas Territory in 1854. While you won’t find many new construction opportunities here, buyers can expect a mix of historic homes, established neighborhoods, and homes built throughout the 1980s, 1990s, and early 2000s. Many relocating families overlook Leavenworth, but it offers one of the shortest commutes to post and can be a great fit for buyers who value convenience, character, and affordability.

Schools

Leavenworth USD 453 serves many families living in Leavenworth and offers both public school options and nearby private school choices, giving families flexibility based on their needs. For early childhood education, families living off post can still take advantage of Earl Lawson Early Education Center, which serves Pre-K and kindergarten students and was redesigned in 2021 specifically for younger learners with play-based spaces and a dedicated early education environment. A recent win for the district is that Leavenworth High School JROTC recently brought home national championships again—something that reflects the strong military connection and community pride found throughout Leavenworth schools.

Taxes

Real Estate: Kansas taxes residential homes at 11.5% of appraised value. The mill levy is 37.37 mills. Depending on exact location, real estate taxes are usually between 1.2% and 1.4%.

Vehicle Tax: Active duty members (or spouses) titled owners can exempt up to two personal vehicles from property tax if they are stationed in Kansas, or are Kansas residents deployed/mobilized. Get the form from the Kansas Department of Revenue website.

Sales Tax: Combined Sales Tax rate of 9.5% (6.5% Kansas state sales tax, 1% Leavenworth County tax, 2% City of Leavenworth sales tax)


Veteran Tax Benefits

Kansas offers significant tax benefits for veterans, including a complete state income tax exemption on military retirement pay and VA disability payments.  Key perks include an additional $2,320 income tax exemption for 100% disabled veterans (as of 2025) and a, slated for July 1, 2026, sales tax exemption of up to \(\$24,000\) in annual purchases for 100% permanently disabled.
